Common boiler problems
Lockouts from dirty flame sensors or condensate traps, failed circulator pumps, waterlogged expansion tanks and leaking relief valves account for most of our boiler repair calls.
Pressure warnings
Residential hot-water boilers typically run 12–20 PSI cold. If yours is near 30 PSI and the relief valve is weeping, the expansion tank or fill valve has likely failed. Call us; do not cap the relief valve.
Call for boiler repair if
- No heat or uneven heat between zones
- Pressure gauge reading too high or low
- Banging, kettling or gurgling sounds
- Water around the boiler
- Error codes or repeated lockouts
- Pilot or burner will not light
